Abstract	У статті визначені методологічні засади організації і розвитку системи іпотечного житлового кредитування в Україні та основні умови для ефективного впровадження іпотечного кредитування як однієї з форм позабюджетного фінансування житлової сфери. Автором розглянуті питання рефінансування іпотечних кредитів, заходи, спрямовані на підвищення надійності системи житлового іпотечного кредитування The article deals with methodological principles of the Mortgage loan’s organization and development in Ukraine. It touches upon Mortgage loan as one of the out-of-budget way to finance the housing. The author pays much attention to the problem of the refinancing the real estate loans and suggests the measures, directed on the rise of the Mortgage loan system’s reliability
