Abstract	У статті розглядається сутність заставної, історія виникнення і її класифікація. Зроблено опис механізму використання заставної іпотечним механізмом. Показано роль вторинного ринку заставних у підвищенні ефективності іпотечного інвестування. In the article the essence of the mortgage the history of its origin and classification are examined. The mechanism of utilisation of the mortgage by the hypothec is described. The role of the secondary market of the mortgage is shown.
